This initiative involves acquiring data from property management software companies, which will include essential information such as property owner identification details, property specifics (like the property address and the date it was first available for rent), and transaction details related to the property.


The primary goal of this data-matching program is to ensure compliance among property owners and businesses with their tax obligations. Specifically, the program aims to:


  1. Identify Non-Compliance: The ATO will use the data to pinpoint individuals and businesses that may not be meeting their registration or lodgment obligations.


  2. Ensure Accurate Income Reporting: The program will help taxpayers correctly report assessable income from rental properties in their individual income tax returns.


  3. Verify Rental Deductions: Property owners will be guided to accurately report any rental deductions associated with their properties.


  4. Monitor CGT Obligations: The initiative will also ensure compliance with Capital Gains Tax (CGT) obligations related to rental properties, including the absentee rules.
